The first impression of this apartment was light/ airy and the sense that you were living on the river. When I first walked in the river seemed to extend past the balcony. Being on the 5th Level I initially thought that the views would not be as good as other apartment higher in the building, but I was wrong. It really is a breathtaking feeling standing on the balcony and being so close really gives you a feeling that you are part of it.

With 81sqm of internal space, the apartment is not the largest on the market however for the price and with THAT VIEW; I'm of the opinion that it's really great value for money. I mean, where can you get a 31sqm of balcony directly on the Brisbane River for this price.

For me, I was thinking that 81sqm was going to mean small bedrooms, but each of the bedrooms can easily fit a queen sized bed and both have massive glass doors that extend onto the balcony, bringing in sensational amounts of light and a feeling of space that you don't often get with larger apartments.

The en-suite is well sized with a massive "Oversized" shower and the second bathroom as a shower bath and again is really well sized. There is even a separate laundry and it's not a cupboard...it's a separate room. "My mum would love it"

I'm a stickler for that View, so I'll come back to what is obviously the jewel of this apartment and I'll tell you again that the view is...well, it slows the heart.

Also, I use to live in this building and I can tell you that the facilities are pretty awesome. There is a 20m lap pool (or close enough to 20m) and a spa that is always "Boiling" and at night, the view is of the City lights...with the river in the foreground and the Story Bridge above you. I think the 10sqm spa has got to be worth $1million on its own is so good...but the best part is it's not over crowded. Sure on some nights there are a few people in it, but we often went down and were the only ones there. It was a pretty good way to end a day.

All in all, I give this apartment 9 out of 10. If it was 25 sqm larger, it would be a 10...but it would also be $200k more expensive and probably have a smaller balcony.

The last thing that I would like to say about this apartment is that it's going to appreciate in capital value well above the norm and in 10 years, this is definitely one that you would want to have in your portfolio.

The owner is living overseas and wants this sold so they have agreed to meet the market which has resulted in this latest price reduction.

If you are looking in this price range, then you definitely should come and check this out. We are opening it up every weekend until it is sold which I expect to before the 1st weekend in September.
